Buford is the one town on this list with its own independent school district, and it also straddles the Gwinnett–Hall county line — which means two addresses barely a mile apart can sit under different county authorities. Establishing which side of the line a parcel falls on is the first thing we check, before drawings and before budget.
North and east toward the lake the lots get bigger and the grades get more interesting; south toward the Mall of Georgia corridor the land is flatter, closer in and mostly infill. Buford still has genuinely large parcels within the city limits, which is increasingly rare this far inside the metro.
